We will cover all closing costs, and you won't have to pay any commissions. The offer you get will be what you receive. The only thing we can't cover is unpaid property taxes. The county will take that out at closing on a pro-rated rate.

The title company will hold all funds in an escrow account, and distribute them to you at closing. They ensure all documents are signed correctly and they will record them with the county.
Yes, however, we do want to see that the property can support a homesite or other development. Most of the time this is possible even if your property has some flood zones/wetlands.
