Frequently Asked Questions

We've answered thousands of questions from landowners over the years.

Can I sell my land if it has issues with the title?

We can help you sell land with all kinds of issues. Odds are we’ve encountered a similar situation in the past. If it’s at all possible to sell, I guarantee we’ll figure it out and solve your problem for you.

How Long will selling my land take?

Typically we close within 4-6 weeks after the purchase agreement is signed. We have closed in as little as 3 weeks and can tailor the closing date to be as far out as you need.

Are there any hidden fees or commissions I should know about when I sell my land?

We will cover all closing costs, and you won't have to pay any commissions. The offer you get will be what you receive. The only thing we can't cover is unpaid property taxes. The county will take that out at closing on a pro-rated rate.

Why sell my land to you instead of an agent?

For some folks, that makes sense. But if you’re looking for a simpler way—a direct sale without showings, commissions, or waiting around—we might be a better fit.

We make fair offers based on local market data, and we can move as quickly or slowly as you need. No fees. No fixing things up. Just a straight deal with folks who know and respect rural land

How can I know it's safe to sell my land to you?

We will ALWAYS use trusted, local, and reputable title companies/attorneys to protect both parties in the transaction. The title company will hold all funds in an escrow account, and distribute them to you at closing. They ensure all documents are signed correctly and they will record them with the county.

Can I sell my land in a flood zone, or properties with wetlands.

Yes, however, we do want to see that the property can support a homesite or other development. Most of the time this is possible even if your property has some flood zones/wetlands.
